Tenancies commence from 4.00 pm on the day of arrival and terminate at 10.30 am on the day of departure.

 

 

 

Booking Terms and Conditions

1.      Holiday Tenancy. The agreement is made on the basis that Upper House Farm Holiday Cottage is to be occupied by the Tenant(s) for a holiday as mentioned in the Housing Act 1988 schedule 1 paragraph 9 and the Tenant acknowledges that the tenancy granted by the agreement is not an assured tenancy and that statutory periodic tenancy will not arise when it ends.

2.      Reservation. We shall hold your provisional reservation for 7 days. If we have not received your signed booking confirmation with the deposit within 7 days, we regret that the reservation will be cancelled.

3.      Deposit. A deposit of 50% of the full tariff must accompany the booking. The person signing the booking must be over 21 years of age, must have the authority and responsibility to accept all the conditions on behalf of all other party members. The cheque should be made payable to Mrs. Elizabeth Reynolds. Deposits are non-returnable unless we are unable to accept the booking. The balance of the tariff must be paid at least four weeks before the start date, together with a refundable damage bond (cheque) for £100.00 which will be held against damage, loss, excessive consumption of services and excessive final cleaning. If your holiday begins less than four weeks from the time of booking, the full tariff and damage bond are payable on booking. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of the full cancellation charges.

4.      Cancellation Cancellation will result in the loss of the deposit, unless the accommodation can be re-let for the total cost. Cancellations must be received in writing. Holiday insurance is very strongly recommended.

5.      Reasonable Access Reasonable access to the property by the owners and/or our authorised representatives must be allowed at all times.

6.      Damage and Breakages Guests will keep the holiday accommodation and all furniture, fixtures and fittings and effects in or on the accommodation in the same state of repair as at the commencement of the holiday, and leave the accommodation in the same state of cleanliness and general order in which it was found. Guests must report and pay to the owners the cost of any damage or breakages made during their holiday occupancy.

7.      Complaints In the event of there being cause for complaint concerning the property, the matter should be taken up with the owner at once. It is important that this is done whilst you are still at the property so that an on the spot investigation can be made if necessary and remedial action taken if required. In no circumstances will compensation be made for complaints raised once the tenancy has ended.

8.      Liability Personal belongings are the responsibility of each member of the party. The owners accept no liability whatsoever for any accident, loss or damage to your property, unless such loss etc, is demonstrably due to their negligence. The owners cannot be held responsible for the failure of services, (e.g. water, gas, electricity etc), or any disturbance which is beyond their control. In all cases, their liability to you for the cost of all claims arising out of your holiday with them is limited to the cost of the booking.

9. Cars. Cars are parked at owner's risk and should be parked as directed.

10. Children. Upper House is a working farm so children must be supervised at all times
